Where there is a strong local General Contractor with well established trade network costs for traditional building can be better than building offsite. A pipeline of work allows for consistent and repeatable pricing from the sub trades to improve overall cost to the owner. Future work is an incentive for trades to perform to schedule and minimize change orders. By having several General Contractors in the same location project owners can competitively bid the work.
“Building onsite has seen many advancements over recent years including improved site safety, the use of more sustainable materials and increased sophistication in design and drawings. In many cases onsite construction is not only necessary but a better fit for the application and prefabricated components are used where it makes sense.”
John Polglase - Syncra Construction
Offsite strategies can be used to augment the onsite building process like using Multi-Trade Racks that contain the standard Mechanical, Electrical and Plumbing (MEP) components assembled near to the site and craned into place as the building is erected. Alternative approaches to the floor and wall assemblies with the utilization of panels like mass timber can blend both onsite and offsite approaches in the building.
In more remote locations an established network may not be available to provide the affordable labour required to complete the entire building in which case increasing the number of prefabricated elements and considering techniques like modular maybe a better fit for the project. Even if a modular delivery is used the site still needs to be developed by a competent General Contractor up to the foundation with options to finish the siding and roof onsite.
